Edward M. Paul

Managing Director

Edward Paul got his first salesmen’s license at age 18 while still in high school.  In 1969 he received his broker’s license.  He went on to open Edward M Paul & Co. which was founded over 50 years ago in January of 1969. 

Edward Paul has shaped the real estate market of Philadelphia with his vast experience, innate business sense and trusted relationships.  Ed is known in the Philadelphia real estate market for his keen ability to write an air tight lease as well as being a fair player.

 

Ed is a member and past board member of the Philadelphia Realtor Board, has sat on the Board of House Committee at the Union League and served with many philanthropic organizations.

 

He was born and raised in Philadelphia and is a graduate of University of Miami, BBA, 1962.  He and his wife Marjorie raised their three children in Gladwyne.  They now split their time between Philadelphia, Matthews, NC and Naples, FL.

 

Ed sold his business to Steve Jeffries and Shaun Lyons in 2016 and continues to be involved in the leasing market with them.

Shaun Lyons

Managing Director

Shaun is a Partner at Tri State Commercial Precision, LLC a full service commercial real estate brokerage and investment firm, with offices in New York, Philadelphia, and Berwyn Pa.

Shaun has 18 years of commercial real estate experience and has participated in investment sales totaling over $500 Million and leasing efforts over 5 million square feet of office, apartments, retail, land, single asset, and portfolio projects throughout the United States.

Shaun is responsible for the origination, strategic marketing, structure, and financial analysis, investment advisor, asset management for domestic and offshore owners and investors. Mr. Lyons specializes in real estate acquisitions and landlord representation on behalf of publicly traded institutions, hedge funds, and private developers.

In 2007, Shaun was honored by the Philadelphia Chamber of Commerce as a recipient of the highly coveted “40 under 40”, for his success in opening the fastest growing real estate company in Pennsylvania. During his efforts he represented a national urban development fund that acquired 14 core urban mixed-use properties located in Philadelphia Pa., Boston Ma., and Chicago IL. Mr. Lyons was named a 2008 Costar Power Broker, a truly prestigious honor whose recipients lead their prospective markets in total transactions completed in a calendar year.

Prior to forming Precision Realty Group, Shaun was vice president of acquisitions for Wolfington Companies. In this capacity, he was involved in the origination, structure, and placement of Trust fund investment sales, equity placement and securitized real estate investment. Previously, Shaun was the vice president of Binswanger, an international real estate brokerage firm, located in Philadelphia. He was involved in the placement of more than $30 Million of new business for the company.

Shaun is also active in the community with a strong focus on the Andy Talley Bone Marrow Drive and The Gift of Life Foundation.

Shaun holds a bachelor’s degree from Villanova University and finalized his real estate licensing at Temple University Real Estate Institute.

Shaun and his wife, Julie raise their two boys, Wyatt and Bryce in the Philadelphia suburbs.

Steve Jeffries

Managing Director

Steve Jeffries is the Co-founder of Precision Realty Group, LLC in 2006. His duties include assisting the firm’s top clients in acquiring and disposing of real estate as well as prominent Landlord and Tenant leasing responsibilities throughout the region.

In Center City Philadelphia, Steve has conducted sales and leasing in both prominent areas of the city to the emerging neighborhoods. Just as Philly has grown on the national landscape, so has Steve’s reach in the commercial real estate marketplace. From River to River and from Girard to Oregon Avenue, Steve is a top commercial agent who should be considered for the assignment.

In the Pa. Suburbs, New Jersey and Delaware, Steve have been responsible for the Leasing of over 2,000,000 square feet of retail space on behalf of both national retail Tenants and the market’ s top Landlords.  Steve has performed market “roll outs” and has gained a strong reputation as a top performer in the marketplace year after year.

Steve is known best for getting out on the streets and highways developing personal relationships with all members of the communities he does business in. He works hard for his clients but achieves results by his reputation to respect all clients, prospects and brokers with the same respect.

Prior to forming Precision Realty Group, LLC, Steve was Vice President of Sales for The Wolfington Companies, a top retail development firm headquartered in Conshohocken Pa. His responsibilities included leading Wolfington’s marketing efforts, broker relationship management and leasing and property sales.

Prior to joining The Wolfington Companies, Steve was an advertising and team sponsorship account executive with Comcast Spectator, owners of the Philadelphia Flyers and 76ers, where he was responsible for television and sponsorship sales to large corporate accounts on Comcast SportsNet and The Wachovia Center. In the 2002-2003 seasons, Mr. Jeffries led a twelve-person sales force in generating new business.

Steve serves on the board of directors for Business Clubs America, an exclusive 85-company relationship building organization owned by Eagles Legend Ron Jaworski.

Steve was born and raised in the Philadelphia area and takes pride in that. He is a graduate of Elon University in North Carolina. He is an active golfer so definitely ask him to play in your scramble. Steve now resides in Wyndmoor, Pa. with his wife Michelle, son Brady and their dog Murphy.

Glen

Property Management Associate

Glen has been with Edward M Paul for 14 years.  Glen is responsible for maintaining and managing leases for various properties throughout the city. 

Warren Dunlap

Property Management Associate

Warren Dunlap has been with Edward M Paul for 34 years.  Warren is responsible for maintaining and managing leases for various properties throughout the city. 

Warren has a faithful following – some of his leases go back to the early 1990s and has continued renewals as well as new acquisitions throughout his time with EMP Commercial. 

Warren manages on going leases at 1711 Walnut, 727 and 729 Walnut, and 228 Market, 20th and Walnut.

Warren is a Philadelphia native and graduate of Temple University.

Karen Sinclair

Office Manager

Karen Sinclair joined Edward M Paul and Company in November of 2018 in a dual role of office manager and assistant to Ed Paul.

She brings with her over 20 years of office management experience in both commercial real estate and insurance.  Karen is responsible for the day-to-day operations of the office and maintains the collection of rents and payments to building owners.

Karen has recently moved to Philadelphia with her husband John.
